Yes, you want your rent on time, but you also want your property maintained by a qualified tenant so that when they do vacate, you have minimum (if any) downtime, and expense. Leasing Of Your Property


Thankfully, here in Orlando, the demand for good quality, well maintained rental property is unquestionably high. The difficulty lies in finding the BEST tenant for your property, which sometimes means passing over a few unqualified applicants to get to the BEST. The management of that tenant from the time they are an applicant, to the move-in and through the move-out are all crucial parts of the entire job. At AA Pacific Partners, Inc., we are proud members of the National Board of Realtors, the Florida Board of Realtors,

the Orlando Regional Realtor Association, as well as the National Association of Residential Property Managers. We are dedicated to continuing education and subscribe to the code of ethics demanded by membership in all of these associations.

Advertising: We use of signs, flyers and rental information sheets which are shared with all area Brokers, as well as in large and small businesses which are targeted to the area of your property. We will advertise your property in the Orlando Sentinel and LeasePlace.com, as well as our own corporate web site which means your property information will be available world wide. We take digital pictures of the property which enables us to email flyers to corporations, as well as allowing potential tenants to view the interior of your property, almost immediately. We also include our cell phone contact number to potential tenants for immediate consideration for placement. All of this activity insures a market saturation of the rental information pertaining to your property.

Rental Applications: We investigate every possible tenant by first off, running a credit check through many web sites. This is a strong piece of leverage, and the reason that you should not settle for a weak credit background. If the tenant we place ends up owing money after they vacate, we will turn them over to a credit collection agency. We also complete a criminal background search to include any past evictions or judgements. We will check the tenant's mortgage payment history or tenant/landlord history. We cross reference the information that the applicant provides, to make sure the landlord information they have provided is correct. Last but not least, we verify the work history of the applicant. You as the owner are always briefed on anyone who is applying for your property, along with our recommendation, and our background check results. We will make an educated decision and recommendation based on all of this information.

Leases: We sign a comprehensive lease with your tenant. Throughout many years of experience, we continue to refine the lease itself with addenda that must be signed and become part of the lease. Refinements are always necessary. You must be able to look back and realize what problems can be stopped prior to their start, by informing and getting the tenant to sign off on the issue at hand, prior to their occupancy. When they leave, we have a record of what they have agreed to, and because of this, there should be no misunderstanding at the end of their lease.

Walk through Inspections: We check-in tenants on the day of the move in with a thorough inspection report. We take pictures and/or videotape the property to ensure that the property is duly documented and then compare those pictures along with the move-in inspection once the tenant has moved-out. This enables us to have proof, without question, that the tenant has returned the property in the same shape as when they took it over (minus normal wear and tear). We also take a full security deposit which is equivalent to one month's rent to help promote the reduction of risk to your investment.

Management Of Your Investment

Once we have placed a responsible tenant into your property:

Rent Collection: The rent is due on the first of every month. There will be no headaches for you listening to distraught tenants who just somehow can't come up with the rent. Your tenants are aware that the manner in which they pay their rent is reported in their credit file, this coupled with the fact that only a creditworthy tenant should be in your property, reduces the amount of times that we receive late rent. Tenants do however accrue a 5% late fee if their rent is received past the grace period.

General Problem Solving: The key to effective Property Management is a cross between diplomacy and refined management skills made up of communicating, documenting and relaying information to a tenant on what exactly is expected from them from the start, and for the duration of their lease. This comes only from experience and the character to know how to treat someone in such a way that they want to perform all of their obligations unquestionably.

Drive By Inspections: We conduct periodic drive-by inspections. This includes viewing the exterior of your property including the landscaping. If at all possible, we try to include lawn care in the lease by adding enough money to the monthly rent to cover it. This offers an additional service, and is an irreplaceable way of keeping an extra eye on the property weekly. The goal is to catch deferred maintenance or any other unusual circumstance and deal with it as soon as possible to avoid future problems.

Interior Inspections: The tenant is made aware by the lease, that we are able to enter the premises with reasonable notice at any time during the leasehold. If we have maintenance performed at the property, this is another opportunity to have a second set of eyes view the property and report back to us. You will always be notified and updated on this activity should any problems arise.

Maintenance: Prior to starting with a new property, it is important to receive a profile of the property to make sure that if there are any maintenance warranties, guarantees or service contracts, etc., we know about them. We have a form that we run through with the new Owner to make sure that we are aware of all maintenance issues from the start, so that we know how to act on them without creating undo problems.

Accounting: We send you monthly statements which includes your rental income and expense for the month. We can either send you your check directly or direct deposit it for you. Should you require more than just a check, we can tailor make a solution for you. Also year-end financial statements and 1099's are printed at the end of each year for tax planning purposes.
